When trying to sell a home, everyone tries to make theirs look the best. It’s common to try and make your home look like the ideal Hollywood pad, the millionaire’s penthouse or the classic family home that you only see in your dreams. However, we all know that it really isn’t all of that. Don’t kick yourself for trying but let’s be honest, your home will only look great if you know how to shoot it right. This is where your amazing photography skills should come in to save you. We looked at some of the best techniques that have been used for a very long time in the real estate industry, but also, those that are taking the place by storm.

The Google Street view

Have you noticed how so many real estate companies are trying to incorporate their Google street view into the shot list? It’s quite common nowadays because everyone wants to know what the home looks like from the outside. But, not just from the outside, but from the street. The question is, what would your home look like to someone who was walking by? Would it look good only from the driveway and garden? Or would you be able to include the fence, hedges and brick walls into it too? This all matters. So make sure you take a photo of your home from the opposite side of the road. It’s crucial you get the best lighting, so pick a nice sunny day.

The full view

Yes, 360-degree cameras are now the norm for taking shots, they aren’t the best quality. So, rather than waiting for the technology to get up to speed, just focus on the ultimate panoramic view. This is when you give the onlooker the full view of the home in one shot. This helps them to consider the space between decor pieces, how the lighting looks and what kind of atmosphere the whole room would give. We recommend that you consider standing in the doorway if the room is long. You can stand on a chair in the corner to give a full view too. Just remember that you should focus on great lighting and be aware of any shadows.

Use a professional

Sometimes you just have to admit that you don’t have the skills to pull off the best shots. Then you should be working with a trusted real estate photography service that can come over and assess the home. They will then make a list of all the shots they would like to take, make some practice runs and show you what they would look like. This can give you a great insight into the best angles that your home can produce. Then when you are happy with the list of shots, then you can give them a day when they can come over, the house will be empty, and they can take the shots you agreed upon. Remember that they will know what the industry wants to see, what viewers will want to know, so let them do their stuff and don’t interfere too much.

The garden

You should be aware that your garden will be the first things the viewers will see. It’s no good taking nice photos of the home interior, but then not taking care of your garden. They will walk up to the home, looking at the rough plants and flowers, the lawn that is yet to be taken care of, the hundreds of leaves everywhere and expect to see the worst when they open the door. Just be mindful that a good first impression can really make them come onto your side and make an offer right there. It can work in your favor if you prune the garden and make it really appealing.

Declutter the home

You may think this is normal but so many sellers wonder why they can’t sell, until they realize they can’t leave their home like it’s being lived in. that may seem counterintuitive, but many buyers can’t imagine themselves living in your home, when your stuff is everywhere. So declutter and remove all the items that don’t seem to be the run-of-the-mill household items. You can leave the plates in the dish rack but hide all your clothes.

If you do some of these tips, you can be sure that your home will be sold in a timely manner. You have to be patient and really pay attention to the shots you are taking.
